Mortgage Valuations

A valuation is a limited check carried out on a property to provide an estimated price for the property which it may achieve if sold or rented.

 

Unlike surveys, mortgage valuations do not focus on condition or constructional issues and due to the limited scope of the inspection, there may be substantial defects in the property that the valuation will not identify. Therefore these should not be relied on to ascertain the condition of a property and should not be interpreted as, or used instead of, a survey report.

 

A valuation is usually carried out if a mortgage is being used to purchase a property. However, a Private Valuation can be carried out if no mortgage is required but an owner or prospective property owner wishes to establish an accurate value of a property.
