Homebuyer Surveys
Buying a property is a significant investment, and a Homebuyer Survey can help you make an informed decision before you commit. It provides an independent assessment of the property's condition, highlighting any significant defects, areas of concern and potential repair costs.
A Homebuyer Survey is suitable for most conventional properties that are in reasonable condition and gives buyers greater confidence by identifying issues that may not be immediately visible during a viewing.
What's Included?
Our Homebuyer Survey includes:
-
An assessment of the property's overall condition
-
An independent market valuation
-
Identification of significant defects and maintenance issues
-
Inspection of accessible roofs, walls, floors, windows and other visible elements
-
Assessment of damp, insulation, drainage and ventilation where accessible
-
Advice on defects that may affect the property's value
-
Identification of urgent issues that should be investigated before contracts are exchanged
-
Practical recommendations for repairs and future maintenance
The Inspection
Your survey will be carried out by an experienced Chartered Surveyor, who will inspect all safely accessible parts of the property in accordance with current RICS guidance. Areas that are concealed, inaccessible or unsafe to inspect are excluded from the survey, as is standard practice.
Following the inspection, you'll receive a clear, detailed report explaining our findings in straightforward language, helping you understand the condition of the property before you proceed with your purchase.
Is a Homebuyer Survey Right for You?
A Homebuyer Survey is generally recommended for modern or conventional properties that appear to be in reasonable condition.
If you're purchasing an older property, a Listed Building or a property that has been extensively altered, a Building Survey may provide a more comprehensive assessment.
If you're unsure which survey is most appropriate, KHA will be happy to advise you before you book.
